No, you do not need to travel to Qatar in order to make a real estate investment.

The entire acquisition process, from project selection to contract execution, can be completed fully remotely through video calls, digitally signed documents and secure escrow payments. Physical presence is not required for the purchase itself.

In certain specific cases, such as opening a bank account to apply for mortgage financing or activating a residency card, a short visit to Qatar may be required.
This takes place after the purchase and is always coordinated to fit your schedule, in a calm and well-guided manner. Many clients choose to combine this moment with a pleasant trip to Qatar, although this remains entirely optional.

Yes. Qatar has 9 officially recognized freehold zones where foreigners have 100% ownership rights. These zones are defined by the Qatar Freehold Decree. This is comparable to Belgium and the Netherlands:

  • the apartment is registered in your name
  • you may sell, rent out or use the property freely
  • there is no leasehold or long-term land lease structure
  • transactions are handled through a regulated escrow system supervised by the Ministry of Justice

The process is structured and usually consists of 5 steps:

  1. analysis and selection of the right residence
  2. reservation of the unit
  3. contract review by our local legal partners
  4. payment through a regulated escrow system
  5. title registration and, if applicable, residency application

There is no notary as in Belgium or the Netherlands. Ownership transfer takes place via escrow and digital registration with the Ministry of Justice. We guide you through the entire process.

In certain selected residences, you receive a net rental return of 8% per year, guaranteed for a predefined period.

  • net = after operational costs
  • rental, management and vacancy risk are covered during that period
  • you receive a periodic fixed payout

Qatar is one of the few countries in the world with a fully tax-free real estate system: 0% on rental income, 0% on capital gains, 0% on wealth.
Because of this 0% tax model, the net return remains entirely with the owner, unique compared to Europe and most global markets.

You can work with our professional rental and management partners, who take care of:

  • furniture packages and interior setup
  • marketing and rental strategy
  • tenant screening (income, employer, residency status)
  • contracts and administrative follow-up
  • check-in / check-out and inventory
  • technical service and maintenance

Rental income is settled periodically and transferred to your account via bank transfer. You do not need to arrange anything yourself.

For the expat market, premium residences rent significantly better when fully furnished. Our partners offer turnkey furniture packages.

For rentals:

  • service charges are paid by the owner
  • water, electricity, telecom and often air conditioning are usually in the tenant’s name, unless an all-in rental price is agreed

Because the state heavily subsidizes energy, utility costs in Qatar are substantially lower than in Belgium or the Netherlands, which benefits both tenants and owners.

Typical costs include:

  • annual service charges (owners association), comparable to a VME in Belgium or a VVE in the Netherlands
  • utilities if you use the apartment yourself
  • optional cleaning or maintenance services

Important: there are no property taxes or rental income taxes in Qatar.

In Qatar:
There are no:

  • income taxes
  • wealth taxes
  • inheritance or gift taxes

Qatar adds no extra fiscal layer on top of your home country’s taxation.

In Belgium and the Netherlands:
You remain a tax resident of your home country, so national rules apply.

Belgium:
Foreign rental income is taxed on the basis of a forfaitary “foreign cadastral income”, not on actual rental income. The exact calculation is done by your Belgian tax advisor.

Netherlands:
Foreign real estate typically falls under box 3 (wealth).
The value of the property is included in your net assets, and tax is calculated according to the current box-3 rules (which change regularly).
Rental income itself is usually not taxed separately, but may influence valuation or risk category.

Summary: Qatar charges no additional taxes. Your fiscal processing happens entirely within Belgian or Dutch regulations.

Both private and corporate purchases are possible.

In practice, many investors buy:

  • privately, because residency is linked to natural persons
  • and because the fiscal structure and exit can be simpler

A company may be beneficial in cases such as:

  • multiple shareholders or partners
  • specific corporate or fiscal strategies

For existing properties, a real estate purchase in Qatar is typically completed within 45 to 60 days.
This includes contract execution, payment according to the agreed schedule and official title registration.

For new-build or off-plan projects, timelines may vary depending on the project and the agreed payment structure. We guide you through each step to ensure a smooth and transparent process.

To invest in Qatari real estate, you should have a minimum of €350,000 in available own funds.
This amount represents the typical entry level and may, depending on the project, be complemented by financing.

We provide tailored advice and assist you in structuring the investment in line with your budget and objectives.

Those who buy property in a recognized freehold zone may qualify for residency (Golden Visa) for:

  • yourself
  • your partner
  • your children

There is:

  • no minimum stay requirement
  • no tax obligation in Qatar
  • no annual medical or administrative re-evaluation
  • no residency obligation, unique in the region

Residency remains valid as long as you own the property.
We handle the full application and administrative process.

Yes. International rankings confirm that Qatar is one of the safest and most stable countries in the world.

According to recent safety indices:

  • Qatar ranks among the top 3 safest countries globally according to the Safety Index 2025
  • In the Global Peace Index, Qatar ranks among the highest in the region

In addition, Qatar has:

  • a strong USD-pegged currency
  • substantial financial reserves
  • a stable economy with low inflation
  • a government strongly committed to safety, infrastructure and long-term planning

For real estate, this means lower volatility, high predictability and a strong foundation for long-term value.

Qatar remains attractive long term due to:

  • a growing expat population
  • Vision 2030 and major infrastructure projects
  • deliberate restriction of building zones
  • high living quality
  • strong demand for premium residences

More than 85% of Qatar’s population is expat, creating structural rental demand that does not fluctuate with local demographics.

Premium zones such as The Pearl and Lusail are intentionally kept scarce, limiting oversupply. This results in stable returns and potential long-term appreciation.

As with any investment, there are risks, including:

  • exchange rate fluctuations between euro and QAR/USD
  • longer rental periods if the location or unit selection is not optimal
  • lower appreciation in projects outside premium zones
  • liquidity that varies per segment

This is why we select only residences with strong fundamentals: location, brand, construction quality, rental demand and management quality.

Furthermore, the QAR has been pegged at a fixed rate to the USD (1 USD = 3.64 QAR) since 2001, which significantly reduces currency risk compared to floating currencies.

Financing in Qatar is possible, including for non-residents.
Through our local contacts with Qatari banks, we can assess whether your profile is eligible.

Financing is typically influenced by:

  • the type of residence and whether the project is approved by the bank
  • your personal financial capacity
  • your income level and credit history
  • the ratio between own funds and the loan amount

Thanks to the fixed peg of the Qatari riyal to the US dollar (1 USD = 3.64 QAR), financing is also currency-stable and predictable.

In addition, some Belgian and Dutch investors choose to proceed with a purchase using their own funds, or by arranging financing through a bank in Belgium or the Netherlands, for example via a mortgage loan, an investment loan or the refinancing of existing assets.

We are happy to review both options together with you and, where appropriate, can prepare a personalised financing simulation through our partners.

For high-quality projects in top locations, liquidity is good.

Typical exit channels include:

  1. sale to expats staying long term in Qatar
  2. sale to local investors
  3. sale to international investors (Middle East, Asia, Europe)

Many investors hold their property for 5–10 years for returns and appreciation.
We can also assist with resale and potential reinvestment.

Growing inflows in aviation, healthcare, education and sports keep the expat market, and therefore resale demand, structurally stable.

This depends on how you want to use the investment.

In practice, there are two clear choices:

  • Long-term rental
The apartment is used fully as an investment property, focused on yield and professional rental management.

  • Full personal use
You use the apartment as a second home and do not rent it out (or only occasionally), meaning the focus shifts away from yield.

In most projects, intensive personal use cannot be combined with a long-term rental programme.

We assess together which scenario best fits your goal: maximum return, or a second home with additional security.

You do not have to organize anything yourself.

Qatar Property Invest:

  • filters the market
  • selects only residences that meet our criteria
  • explains all figures and conditions clearly
  • coordinates the entire purchase process
  • connects you with local legal, banking and rental partners
  • remains available as your point of contact even after the purchase

You have one dedicated contact person in Belgium or the Netherlands who aligns all international components.

For a private purchase, the following is generally sufficient:

  • a copy of your passport
  • proof of payments made through a secure escrow structure
  • contact details of your partner and family members, if residency is desired

For purchases made through a company, additional corporate documents such as articles of association and official extracts are required. We always provide a clear and structured overview in advance.

In certain processes, such as opening a local bank account, applying for mortgage financing or activating a residency card, a police clearance certificate may also be required. This is not part of the purchase process itself and will always be requested in a timely manner, with clear guidance provided throughout.
